Luxury Rafael Viñoly-designed home exclusively listed with Long & Foster

Designed by renowned architect Rafael Viñoly, the Arbor Hill estate in Ft. Washington, Pa., has seen its fair share of famous visitors, and now the 40,000-square-foot modern home assumes a role in the Hollywood thriller, Paranoia. Arbor Hill, which is exclusively listed by Janet Rubino of Long & Foster’s Devon, Pa., office, serves as leading star Gary Oldman’s home in the corporate espionage film, which debuted on Aug. 16.

Paranoia showcases only a smidge of Arbor Hill—the impressive Viñoly home and its amazing stone courtyards and luxurious pool are just one, albeit striking, element of the almost 70-acre estate. Previously listed solely as a single property, Arbor Hill is now available in its entirety for $25M, or multiple lovers of luxury, privacy and serenity can each purchase a piece of Arbor Hill history. The Viñoly masterpiece, as well as 29 exquisite acres of Arbor Hill, is listed for $13,950,000, and the estate’s historic stone guest houses, as well as the “playhouse” (a 20,000-square foot converted bank barn), are listed with 18 idyllic acres for $9,950,000. An additional 22 lush acres of woods, fields and breathtaking vistas are available for $4 million.

“Arbor Hill is one of the most prominent estates in the Philadelphia area, and it offers everything a buyer in the market for a luxury property could desire—a museum-quality home designed by a leading architect, a truly unique ‘playhouse’ in which residents can not only enjoy recreational activities, but also relax in luxury, as well as sizable guests houses for visiting friends and family,” said Rubino. “The property’s lush acreage also ensures a welcome feeling of privacy and seclusion, yet maintains the convenience of being just 30 minutes from Philadelphia and about an hour from New York City and Washington, D.C.”

Viñoly, who also created the Kimmel Center for the Performing Arts in Philadelphia, as well as the Edward M. Kennedy Institute for the U.S. Senate, crafted Arbor Hill for Philadelphia-area businessman Dennis Alter and his family in the 1990s. The 40,000-square-foot main residence is constructed of stone and built around an impressive Belgium stone courtyard. Throughout the home’s interior are accents of Venetian plaster, limestone and oak floors and floor-to-ceiling windows designed to maximize views of the courtyard and the surrounding grounds.

Laid out in three wings, the home features an oversized two-and-one-half story living room with a 30-foot ceiling, a marble fireplace and five sets of French doors that lead to a terrace. A tray ceiling and marble fireplace enhance a step-down library and study. The home also has two dining rooms: a smaller formal one and a larger one that can seat up to 40 guests. In addition, the state-of-the-art custom kitchen offers two islands, three pantries and an additional family-style dining area.

The master suite includes a sitting room and an office, as well as his-and-her dressing rooms and bathrooms constructed of imported marble. One of the baths features a tub carved from a solid block of marble, a crystal studded toilet and a private flight of stairs that leads to a tower retreat providing a 360-degree panoramic view of the property.

The main living area also includes a two-tiered media room, a family room and a walk-in humidor. A finished basement features a 4,000-bottle capacity temperature-controlled wine cellar and a safe room. The entire home is also climate controlled to ensure the maintenance of art collections. The verdant grounds also holds the scenic swimming pool in which Liam Hemsworth took a dip in Paranoia, as well as a pool house for all your entertaining and storage needs. Distantly spaced from the main home, the 18-acre $9.95 million property features Arbor Hill’s two stone guest houses. Both of these delightful homes—a 3-bedroom and a 4-bedroom—have been fully renovated to offer modern amenities. Also overlooking the breathtaking grounds and a gorgeous pond sits the “playhouse,” a converted 20,000-square-foot bank barn. The unique structure houses a Har-Tru indoor tennis court, sports court, gym, high-end changing rooms with a sauna, and a luxurious three-bedroom residence. Other amenities include an outdoor tennis court and pavilion.
