Long & Foster’s Dawn Bradley and Prosperity’s Brian Haug Speak at VCU’s Spring Real Estate Forum

Two members of The Long & Foster Companies leadership team were chosen as panelists to speak at Virginia Commonwealth University’s (VCU) Spring Real Estate Forum – Dawn Bradley and Brian Haug.

More than 500 participants joined the April 13 webinar to hear insight from several industry leaders including Bradley, senior vice president and regional manager of Long & Foster Real Estate’s Richmond/Charlottesville regions and Haug, executive vice president, chief retail production officer of Prosperity Home Mortgage.

Bradley discussed recent real estate market trends pertaining to housing inventory, sales, home prices, and interest rates. She noted that since the pandemic, many remote workers are moving to Richmond from the District of Columbia and other expensive metropolitan areas. She also mentioned that affordable housing remains an issue but stated the rental market is beginning to soften.

“It was such an honor to be asked to participate in this event with other industry leaders,” said Bradley.  “Their willingness to collaborate and share insights with fellow real estate professionals provides insight and perspective, helping all of us serve home buyers and sellers in the Richmond area.”

Haug spoke about the economy, how it has affected current interest rates and what he sees for the future of interest rates.  He also discussed several specialized mortgage programs currently being offered by Prosperity Home Mortgage.

Bradley also spoke at the BizSense 2023 Annual Richmond Economic Forecast in January, which was held in person at the University of Richmond.

Why Now’s a Good Time to Sell Your Home

With all the news about changing real estate market conditions, you may be wondering if it’s a good time to sell your home. Traditionally, the real estate market heats up with the weather, and this year is no exception.

If you’re on the fence about selling, here are a few good reasons why now is a good time to do so.

Low inventory. With fewer properties on the market, a home that’s in great shape and shows well will stand out.

Strong demand. There are many well-qualified prospective home buyers currently looking to buy a home at all price points among the limited options.

Decreased competition. With continued low inventory, sellers are facing less competition, while strong buyer demand is creating multiple offers in some markets.

Rising interest rates. The Federal Reserve has signaled that rate hikes will continue, even if they’re not as steep, and mortgage rates typically follow the federal funds rate. Buyers who qualify to purchase a home now may not qualify for that same price point once rates increase.

Appreciation. In some areas, home values have appreciated by more than 20% in recent years and remain high. This trend provides a significant profit for homeowners who sell.

Real estate is hyper-local, so to find out more about what is happening in our area, your Long & Foster Real estate agent can provide that information.

If you are considering selling your home, your agent will be happy to provide you with a comparative market analysis of its value. Plus, they can advise on how to get your property ready for market and guide you throughout the entire selling process.

Alternatively, if you’re planning to buy a home, they can help you prepare so you’ll be ready to make a winning offer.
