What’s happening with home prices? Across the Mid-Atlantic, median prices held steady through February, seeing a 2.1 percent increase since the same time last year. That growth rate is on par with industry predictions, which we expect to continue in 2026. How this impacts you depends on your personal needs and how long you intend to stay in your next home.
Likewise, where are mortgage rates headed? While 30-year fixed mortgage rates have dropped by more than 0.25 percent since last spring, they’ve remained in the 6s for most of the past year. Consider how a change in rates this year could affect your monthly payment and overall budget, as your individual financial situation and comfort level with payments are critical factors.
How’s inventory where you’re looking? A healthy market has 3-4 months of supply, and while the Mid-Atlantic has seen a growing number of new listings, we remain at sub-2 months of supply. Waiting doesn’t necessarily mean more choices, so keep in mind that the neighborhood, home features and timing that matter most to you may influence when to act.
