‘Trolley House’ was once a station on the DC trolley system, then a local grocery store
A trolley stop. A popular neighborhood grocery store. A family home for generations. The 2,500-square-foot property at 2312 2nd Street South in Arlington has a storied past, and it’s ready for its next chapter, now on the market for $899,000.
Listed by Megan McMorrow of Long & Foster Real Estate, 2312 2nd Street South—known in the Penrose neighborhood as the Trolley House—brings a rich history, from its days as the Hunter Station along the Nauck line of the D.C. area trolley system.
In the early 1900s, city-dwellers would venture into Arlington, mainly farmland, for vacations away from hot and humid D.C. They’d take the trolley outside of the city, many departing at Hunter Station—the Trolley House on 2312 2nd Street South.

Decades passed until the trolley system eventually ceased operations in the 1930s. Around that time, the Trolley House became filled with new life as Finkelstein’s, a neighborhood grocer with dry goods, a butcher, ice cream and candy. In the 1970s, the neighborhood grocery closed, with the Trolley House once again transforming—now into a single-family residence. The home has been enjoyed as a private residence since then, undergoing renovations shortly after its purchase in the late 1970s.
Today, it has three bedrooms and one-and-a-half bathrooms, as well as a wood-burning fireplace. Its wrap-around porch still overlooks the comings and goings of the neighborhood, offering a window into the past and the future.
“This private residence is much more than its square footage,” said McMorrow. “It is a piece of local history: the kind that reminds us how community used to feel and how, with just the right buyer, it can feel that way again.”

Adding another dimension to the Trolley House’s character is its current zoning, as both a single and multi-family housing unit. With this zoning, the Trolley House could transform into multiple units, allowing more people to enjoy its history.
